Short answer: a credible interior design or fit-out company website in Dubai costs roughly AED 2,500–8,000 for a portfolio site that ranks and converts, AED 12,000–30,000 once you add per-project case studies, an area-based cost estimator and CRM-connected enquiry routing, and AED 35,000–90,000 for a client portal that tracks approvals, snags and handover — all before 5% VAT. The thing that moves the needle in 2026 is not the 3D renders. It is proof: your Dubai Municipality Contractor Register classification, your permit track record, and named project outcomes on the page. Most Dubai fit-out sites publish none of the three.
The Dubai numbers behind your 2026 pipeline
Fit-out demand is downstream of property completion, and Dubai just printed its biggest year on record. Dubai Land Department logged more than 270,000 transactions worth AED 917 billion in 2025, up 20% year on year, and Q1 2026 came in at AED 252 billion, a 31% jump on the same quarter last year. That is the top of your funnel: every villa, every office floor, every shell-and-core retail unit becomes a fit-out enquiry eventually.
The handover wave is the part that lands in your inbox. Dubai completed 24,800 residential units in the first half of 2026 — the strongest first half the market has recorded — against a full-year pipeline of roughly 68,250 units. Analysts expect only about 48% of forecast units to actually complete on schedule, which means the enquiries arrive in unpredictable bursts. A site that captures a lead at 11pm on a Friday is worth more here than one that looks beautiful on a laptop in your studio.
And the money per square metre is real. The UAE interior design market is estimated at USD 1.94 billion in 2026, growing to USD 3.11 billion by 2031 at a 9.83% CAGR, with Dubai carrying the premium end — average fit-out spend in high-end villas frequently passes AED 9,000 per square metre. On a 400 sqm villa that is a AED 3.6 million job decided, more often than not, by which three companies a homeowner shortlisted from a Google search.
Dubai has 99% internet penetration and Google holds about 95.4% of UAE search. If you are not on page one for your category, you are not on the shortlist — there is no second channel making up the difference.
What changed on 8 January 2026: the Contractor Register
This is the single biggest content update every Dubai fit-out website needs this year, and almost nobody has made it. Dubai Law No. 7 of 2025 came into force on 8 January 2026, pulling fit-out contracting into a unified Dubai Municipality Contractor Register with mandatory classification, integrated with the Invest in Dubai platform. There is a grace period running to January 2027. New entrants join at the lowest classification tier and cannot bid for work above their grade.
Two practical consequences for your website:
- Design licence and fit-out licence are not the same thing. An interior design consultancy licence permits drawings. Physical execution on site is a separate DET contracting activity with Dubai Municipality external approval attached. Marketing execution work under a design-only licence invalidates contracts and blocks permits — and clients have started asking for the licence copy before the site visit.
- Classification is now a buying signal. Corporate and developer clients will filter by grade. Publishing your classification, licence number and the authorities you are approved with (DM, DDA/TECOM, Trakhees, DMCC, JAFZA) turns a compliance fact into a competitive advantage while your competitors are still writing “we are one of the leading interior design companies in Dubai”.
Put it in structured text on a dedicated credentials page, not baked into an image. Google and AI answer engines cannot read your scanned licence PDF, and in 2026 a large slice of “who is an approved fit-out contractor in Business Bay” queries are answered by an AI summary before anyone clicks.
The pages that actually generate fit-out enquiries
Strip away the parallax and a high-performing Dubai fit-out site is six page types doing specific jobs.
1. Project pages, one per job, not a lightbox gallery
A gallery is one URL. Twenty project pages are twenty URLs, each targeting a real query: “office fit-out JLT”, “restaurant fit-out Business Bay”, “villa renovation Arabian Ranches”. Each page needs scope, area in sqm, the authority that approved it, duration in weeks, and one outcome sentence. That structure is also exactly what AI search engines quote.
2. Service pages split by permit reality
Buyers do not search “fit-out”. They search the job: office fit-out, retail fit-out, F&B fit-out, villa renovation, joinery, MEP works, turnkey. Each has a different permit path and timeline, which gives you genuinely distinct pages instead of thin duplicates.
3. A cost estimator, not a “Get a Quote” button
Area in sqm, property type, finish level, output an AED range in seconds. It converts several times better than a contact form because it gives value before asking for the phone number — and it pre-qualifies out the AED 40,000 enquiries on a AED 2 million pipeline.
4. An approvals page with the real fees
Publishing the permit landscape is the fastest trust win available to a Dubai fit-out firm, because clients are genuinely confused by it and your competitors hide it behind a call.
| Authority / permit | Typical fee (AED) | Indicative timeline |
|---|---|---|
| Dubai Municipality fit-out permit | ~1 per sq ft BUA (minimum 200) | Office 10–15 working days; retail/F&B 15–25 |
| DDA / TECOM (d3, Media City, Internet City) | 1,500 – 5,000 | Office 7–14 working days |
| Trakhees CED (Palm Jumeirah, JAFZA, ports) | 2,000 – 10,000 | 10–25 working days by complexity |
| DMCC (JLT) | 2,000 – 8,000 | Aligned to DDA-style bands |
| Civil Defence NOC (where fire systems are touched) | 1,000 – 5,000 | Runs in parallel with the main permit |
| Signage approval | 500 – 3,000 | By type and location |
| Self-decor / cosmetic works route | Lowest band in the DM system | Minutes to 5 days via the Algebra automated system |
One page carrying that table will out-rank three pages of adjectives, and it answers the question every tenant actually has: how long before I can open?
5. Arabic that is engineered, not translated
Government-adjacent and family-office clients read Arabic. RTL is a layout problem, not a copy problem — see our guide to Arabic website localisation and RTL in Dubai before you let anyone bolt a translate widget onto your site.
6. A Google Business Profile wired to the site
Fit-out is a local-intent category: “interior fit-out company near me” resolves in the map pack long before the blue links. Our Dubai Google Maps ranking guide covers the mechanics.
What it costs, and what it is worth
Real AED bands for the build, based on what Dubai fit-out and interior design firms actually commission:
| Scope | AED (ex 5% VAT) | What you get | Timeline |
|---|---|---|---|
| Portfolio site that ranks | 2,500 – 8,000 | 8–14 pages, individual project pages, credentials page, WhatsApp enquiry, EN/AR ready, technical SEO | 2 – 3 weeks |
| Lead-generation site | 12,000 – 30,000 | Cost estimator, per-service landing pages, CRM routing, call tracking, blog engine, schema for projects and reviews | 4 – 7 weeks |
| Client + project portal | 35,000 – 90,000 | Approval tracking, drawing revisions, snag lists, progress photos, payment milestones, role-based access | 8 – 14 weeks |
| Maintenance and content | 800 – 4,000 / month | Hosting, security, new project pages, monthly article, ranking and enquiry reporting | continuous |
Now the number that decides whether this is spending or investing. In the UAE, cost per lead in B2B and property categories runs AED 300–800 and above on paid search, and agency retainers to run those campaigns sit at AED 2,500–15,000 per month. A single office fit-out enquiry that converts is worth six figures. An AED 8,000 site that produces even four qualified enquiries a month is buying leads at roughly AED 167 each in its first year — and the asset keeps producing after the ad budget stops. Paid search rents attention. Ranking project pages own it.
The cost of inaction is quieter and larger: every month your best three projects are not published as indexable pages is a month of handover-wave enquiries landing on a competitor who did publish. With 68,250 units in the 2026 delivery pipeline, that is not a hypothetical.
The mistake most Dubai fit-out companies make
They buy a beautiful site and treat it as finished. Fit-out is a proof business — a site with 30 documented projects, current classification details and honest timelines outperforms a stunning five-page brochure every time, because the buyer is trying to reduce risk, not admire typography. Renders sell the dream. Permits, grades and delivery dates close the deal.
The second mistake: hiding the price. You do not need to publish fixed rates. Publishing ranges by area and finish level filters your enquiries so your estimator stops writing proposals for people who were never going to proceed.
How Aquarius builds these
We build Dubai fit-out and interior design sites as lead engines: project pages generated from a simple CMS your team can update from a phone on site, a cost estimator tuned to your real AED per sqm bands, schema markup so your projects and reviews surface in Google and AI answers, and enquiry routing straight into WhatsApp and your CRM. Business sites start from AED 2,500 and typically ship in about two weeks — full bands are on our Dubai web and app development pricing page, published, no call required. If a project portal is where you are heading, our Dubai construction project management software guide maps the build.
FAQ
Do I need a separate licence to execute fit-out work in Dubai?
Yes. An interior design consultancy licence covers drawings only. Physical execution requires a mainland DET contracting activity for interior decoration or fit-out contracting, with Dubai Municipality external approval — and, since 8 January 2026, classification in the Dubai Municipality Contractor Register under Law No. 7 of 2025.
How much does a fit-out permit cost in Dubai?
Dubai Municipality charges around AED 1 per square foot of built-up area with a minimum of AED 200. Free zones use fixed bands instead: DDA/TECOM AED 1,500–5,000, DMCC AED 2,000–8,000, Trakhees AED 2,000–10,000. A Civil Defence NOC adds AED 1,000–5,000 where fire systems are affected.
How long does fit-out approval take?
Budget 10–15 working days for a standard mainland office and 15–25 for retail or F&B. Cosmetic works under the self-decor route can be issued in minutes to five days through Dubai Municipality’s Algebra automated system.
Is a bilingual website worth it for a fit-out company?
For residential-only work in expat communities, English carries most of the traffic. For government, semi-government, hospitality and family-office clients, Arabic is not optional — and correctly implemented RTL pages face almost no competition in Dubai search.
How long does the website itself take to build?
Two to three weeks for a portfolio site with real project pages, four to seven weeks once an estimator and CRM integration are in scope. The slow part is never the code — it is getting your project photos, areas and durations out of WhatsApp groups and into a brief.
Where to start
Pick your three strongest completed projects. Write down the area, the authority that approved them, the duration and one line about what the client got. If you can do that, you already have the raw material for pages that will out-rank most of the Dubai fit-out market, because almost nobody publishes it. Send us those three projects and we will show you what the pages would look like — free, and useful whether or not you build with us.
